We had a really wonderful weekend staying at this guest house. We were made very welcome by the hostess, Lydie who was very helpful throught our stay. Our room was extremely nice, well decorated and spotlessly clean with a good bed and excellent shower. Every morning we were offered an excellent choice for breakfast and it was always superbly cooked and served by very attentive waitresses.
We felt very well looked after throughout our stay and would not hesitate to go back the next time we visit Edinburgh.
What an absolute gem! Our flight arrived earlier than expected to Edinburgh, and Lydie was so accommodating, allowing us not just to leave our bags, but turning the room over to us early to let us catch a quick nap. Lydie is so enthusiastic and personable. From the first hello to the last goodbye, she and the staff made us feel at home. Breakfast was excellent, as were her directions for getting around town, and her recommendations for places to eat. If we ever have the opportunity to visit Edinburgh again, Albyn will be our first choice for places to stay.
Great find with off street parking
Good room with view of the castle. Very warm welcome from Lydie and help with directions into city - both walking and bus - as well as recommendations for dining. Bathroom was immaculate. One small suggestion - better lighting in the room - even with bedside lights it was still a little dark at night.
What a fab place. Lydia is the most enthusiastic host I've ever met with some great suggestions to visit. Breakfast is very nice and the staff most polite and helpful. The room is very clean and the bed most comfortable. Will definitely stay again when we visit Scotland in the future. Many thanks.

Atmospheric and homely
Such a hidden gem and so close to all amenities. Lydie is the perfect hostess and it is so her forte. Enjoyed our chat with David and glad to know that they are having a well deserved holiday soon. You have to experience this B/B to understand how great it is. Breakfast plentiful and such a choice. Haste ye back as they say.

Excellent hospitality and good facilities in the room. A warm and engaging welcome from Lydie, who was very helpful in sorting out little extras such as setting up an ironing board and looking after luggage after I checked out. I appreciated David introducing himself, too. Highly recommended.
This was just what I wanted, truly felt like home away from home. Everyone was kind, thoughtful, and helpful. The room was clean and comfortable. The food was amazing. I couldn't have made a better choice and plan to stay here every time I'm in Edinburgh. I highly recommend it to anyone and everyone (as long as there is room for me the next time I'm in town).

Coming Back For More
We stayed at Albyn Townhouse for a couple of nights last year, and came back again this year for another night because we liked it so much. The hospitality is very warm and welcoming and the room very well-appointed and comfortable. And the breakfasts are simply great. We visit relatives in Edinburgh regularly, and needn't look any further for somewhere to stay!
We stayed for one night at the end of a cycle ride. Perfect location in a quiet cul-de-sac, really comfortable bed, excellent breakfast and really friendly and helpful host, Lydie. Will consider staying when next in Edinburgh.
Couldn't have stumbled across a better place to stay - absolutely wonderful in every way. The deco inside was fantastic, the room was really beautiful, clean and comfortable. The breakfast was heavenly! Brilliant location too, only a 20 min walk through a lovely area - would not stay anywhere else when returning to Edinburgh.
We had one night at this fabulous B and B, and loved it! The house is lovely, with an ideal, peaceful location but within easy reach of restaurants, shops, the city centre, and the ring road. Our room was perfect, with a great view over the city to the sea straight ahead, or to the castle if you relaxed on the window seat...which I did! Great hosts, delicious breakfast, and very relaxed atmosphere. We'll definitely be back.

Nice place to stay
A little bit out of town- but with good bus service. Rooms were very comfortable- like a boutique hotel. But it is a B&B. Breakfasts well cooked and filling- kept us going for the day. (Packed breakfast a bit ordinary.)
A brilliant find
My husband and I stayed for one night whilst visiting our daughter in Edinburgh, we loved it so much that we asked to stay a 2nd night but alas it was fully booked which is no surprise because its such a lovely place to stay. Everything was perfect, Lydie and John are lovely, welcoming hosts, the rooms are comfortable and beautifully decorated and there was so much choice for breakfast. We just hope its not too busy the next time we visit Edinburgh as it would be hard to stay anywhere else now!

Perfect stay - only too short
we only stayed for one night on our way back south from the highlands, but we definitely should have reserved more time to stay at this perfect b&b in this beautiful city! highly recommended!!! room: spacious, comfy and very clean; breakfast: excellent quality, good choice! hosts: extraordinately friendly and helpful!
Beautiful little out of the way place
We stayed here for two nights during a Scotland driving vacation and could not have been happier. I'm glad we found the place on Hotels.com because it's a bit out of the way, so we would likely not have found it otherwise! Lydie and David were very friendly and helpful and clearly love what they do! The server at breakfast was also delightful. The place itself was like a little haven away from the bustle of the city. The rooms and communal areas were impeccably decorated and just adorable. Breakfast was delicious and offered more options than I have seen at most B&Bs. I suppose I would characterize Albyn as a cross between B&B and boutique hotel. Definitely give it a try if you are in Edinburg! ;)
We have just returned from Edinburgh and had an excellent stay at Albyn and the atmosphere is truly warm and welcoming. It's always a bit of a gamble booking a bed and breakfast when you aren't sure if it will be ok though we would like to confirm to anyone reading these reviews that they can be confident that this is truly a lovely place and what has been said in previous reviews is spot on. A great price for so many luxuries like the spotlessly clean rooms, comfortable beds, big bouncy white towels, the sweeties on your bed when you arrive, tissues, soaps, etc etc. not to mention the fabulous breakfasts ... You will be hard pressed to deny what is on offer to eat, all served with a smile. We loved our bedroom view across the rooftops to the castle and it was remarkably quiet and peaceful. We also loved the local restaurants, especially the Three Birds just up the road. Thank you Lydie for your hospitality, we have no hesitation in recommending your delightful bed and breakfast.
We stayed for a long weekend in April and just loved both the place and Edinburgh - a perfect weekend getaway! Even the weather was sunny during our stay.
Lydie was very welcoming and she's clearly put a lot of time and effort into the whole place! We just loved the attention to detail in our room, from the quirky, fun artwork to the fluffiness of the towels. By far the best B&B we've ever visited and can warmly recommend it to anyone.
Short, but sweet
We stayed for two nights after a longer stay in Royal Deeside. The room was comfortable and just like the previous review, Lydie was helpful in explaining how to make the most out of our 1 day in Edinburgh. We loved the breakfasts, and coffee was nice and strong! We would recommend this B&B to anyone looking to stay in a more residential quiet part of the city...it's a good 1 mile walk to the Castle, but good restaurants right around the corner.
Only stayed one night in one of our favourite cities and now have a favourite place to stay. What can you say everything was just perfect from the room to the breakfast to the fantastic hosts especially Lydie. We will be back...maybe for our anniversary lol.
Warm welcome and great value
Lovely room at the top with views over rooftops to the sea. Tasteful, everything worked. larger than expected, even a little sofa and a chair at perfect height to sit and watch the view.
Loved the area; very residential, independent shops, cafes and bistros nearby. Just as friendly as the reviews promised. Breakfast for all tastes; try the porridge, excellent omelette, and leave room for home-made preserves and cakes. Didn't need to place our drinks order on day 2 - the waitress remembered! Thank-you everyone for a relaxing stay.
We stayed for two nights and had a lovely view over the roof tops to the Firth of Forth from our room. The room was very clean and cosy with a great bathroom. Breakfast was fantastic with a great choice, I would recommend the full Scottish. Lydie was very helpful when we checked in with sightseeing, directions and local places to eat, the three birds was very good. We stayed for 3 nights at the Albyn and it was a wonderfully friendly stay! Lydie made us feel like we were staying as friends rather than customers. Breakfast was amazing with home made compotes and pancakes, fresh coffee and wonderful full breakfasts. The rooms are comfy, cosy and decorated tastefully. Ours had a rainfull shower and a lovely view over the Edinburgh rooftops. Lydie and David made us feel incredibly welcome and also pointed us in the right direction for sightseeing, meals and getting to and from the airport. It was only one-night stay in Albyn Townhouse on by business trip, but not the last one surely, if I ever happen to visit Edinburgh again :-). The owners are so kind, helpful and lovely people, the room I got was nice, clean and tidy with huge and comfortable bed and the breakfast was really, really good..., one of the best omelette I've ever had :-). Most importantly though, you feel a bit home, unlike the big hotel chains... Well done Lydie & David.

This was a repeat February half term stay at the Albyn and like our first stay last year everything was spot on and an absolutely delightful stay was enjoyed.

The very warm,personable and guest friendly David and Lydie and their team provide an excellent welcome and base in the fashionable area of Bruntsfield/Morningside.
Their gorgeously decorated and presented Victorian Town House with Lydie's French touch throughout, is located at the end of a very quiet residential close just off the main Bruntsfield thoroughfare where there are lots of lovely cafes/restaurants and quirky shops.
There is some direct parking at the front which is perhaps limited to a few cars so would advise guests check availability/advice beforehand if travelling by car.
Add to this you are only a relatively short walk [ 20 mins across the picturesque Bruntsfield Links ] to Princess Street and other Edinburgh sights.
On this occasion we stayed in rooms 5 and 7 both of which give some partial view of Edinburgh Castle....would suggest all rooms are equally great and spotlessly clean.
The hot/cold scrummy choices for breakfasts all tempt the taste buds....certainly plenty there for even the biggest appetites , make sure you try Lydie's home-made rhubarb compote and her lemon curd ,both are brilliant.
During our three night stay we where waited on by the lovely Ines who greeted us each morning with the warmest and welcoming Spanish smile and provided us with exemplary service.
Well done David and Lydie, you give your guests exceptional staying service and value for money,can't praise enough and we have no hesitation in recommending to other would be guests ,would give you ten stars if could....already looking forward to our next years stay in February 2016.

When i pulled up to the guest house with a cab i was thinking London B&B. When i got inside the decor was so nice, the room was warm and inviting and you could tell and extra amount of care had been given to the room. I would definitely recommend this to anyone who was planning a long stay it was fantastic.

Everything about this guest house ticked the boxes. Welcoming, quirky decor, cosy, comfortable with thoughtful touches. Fantastic breakfast and vegetarians and vegans well catered for. The location is also perfect, with good bus services at either end of Viewforth, and within walking distance of the city. Quiet area but lots of great restaurants and coffee shops very near.

I stayed in this lovely B&B for a few night in different rooms, and all were cosy and clean. I chose this place because of the offered vegan breakfast and it was worth it!
Gem of a place
Tucked away down a side street, this is a gem of a place. The friendly welcome and lovely room still didn't quite prepare us for the exuberance of the dining room and breakfast. Best coffee I've had in any B&B / Hotel, and the chive pancake with scrambled egg and melted cheese was a delight.
A wonderful stay!
The owners and staff are so nice and helpful! We got a map whit drawings that helped us find our way around Edinburgh.
The rooms are wonderfully decorated and clean and frech. Breakfast is homemade and we loved it.
It's a 15-20 minutes walk from city centre but it's worth every minute and you get to se allot. Do you really want to experience Edinburgh than this is the place to stay. We will definitely come back!
This is one of the most beautiful hotels we have ever stayed in. The interior gives you a sense of being at home and at ease, whilst still offering all the things you expect from a hotel these days.
The room was superb, nice and warm and always beautifully serviced every day. Small chalk signs around the hotel keep you informed of the weather forecast, the breakfast times (around events such as Hogmanay) and anything else you could need.
WiFi was great, and the breakfast was also superb. The selection on offer was fantastic (although I just kept going back for more of "The Scottish" breakfast!
Couldn't recommend it enough and will definitely be staying there again as we felt truly at home.

we stayed at the albyn for 3 nights for our 30th anniversary , Lydie was the perfect host , we chose room 7 as that was our wedding day , the room was very spacious & absolutely spotless ,all the staff were very friendly & helpfull , breakfast was spot on & there was a great selection , my wife especially liked Lydie`s home made jams & cakes ,we have passed on the hotel details to all our friends & will defo be staying there again in the future . many thanks to Lydie & David & all the staff

Just got back from an amazing weekend in Edinburgh , from the very warm welcome from David on arrival , to the lovely room and great breakfast the whole stay was fantastic , can not recommend the Albyn Townhouse highly enough .
When can we move in?
We absolutely LOVED our stay at the Albyn Townhouse. Our only regret is that we did not have more time. Lydie was lovely and SO helpful when it came to suggesting places to see, grab a drink, or have a good meal. The townhouse itself is beautiful and so well kept. Breakfast, which was included, was also delicious. If ever we return to Edinburgh, we will be sure to book our stay at Albyn Townhouse again!

We spent one night at the Albyn Townhouse in 2012 and we loved its friendly and warm atmosphere so much that we decided to head there for our second stay in Edinburgh. This time we traveled with our baby, and Lydie made sure that everything was perfectly arranged for our little one. Both Lydie and David were extremely helpful and determined to make our stay at the Albyn Townhouse the best experience in Edinburgh...and I can honestly say it was! The staff are welcoming, friendly and smiley. This is definitely the place to be in Edinburgh!

THis was out first stay but it won't be our last ..I'm not surprised that so many people return. The house itself is beautifully decorated, ideally located and well equipped. Breakfast was great..the homemade touches brought well above the ordinary and it was great to see veggies catered for without a fuss.But as readers may have already gathered, its the owners David and Lydie are what really make this place. They are so friendly and genuine that it really does feel like staying with friends.

I have stayed with Lydie and David a number of times, and I am prone to say I do not usually write reviews, unless somewhere or something is consistently good or bad.
Lydie and David are fantastic hosts and are very friendly, helpful, and kind. The "devil is in the detail", Lydie and David nail it every time, in every respect. They are just so good at what they do, and it always to the same exacting standard. People who have not found this wonderful B&B just do not know what they are missing.
Please don't tell too many people about the best place in Edinburgh if not the whole of Scotland, because otherwise they will be so booked up I'll never get to stay again. Seriously do book well in advance, because one or two other people know about this little gem.
Excellent 3 night stay - could not be better. Very cosy atmosphere - staff extremely friendly and helpful. Breakfast excellent and of good quality. Bedroom clean and very comfortable. Restaurant recommendations first class. Difficult to find fault. No hesitation in staying there in future. Highly recommended.

Lovely Overnight Stay
Travelling alone on business I stayed in room number 9. The room was warm and cosy with a large bed and a nice on suite. The whole place is decorated beautifully and is spotlessly clean. There are lots of choices for an evening meal nearby and a variety of shops should you need to purchase anything. Breakfast was served as requested and very enjoyable. I will certainly book to stay again when back in the area on business. Staff are very friendly and the place is very well run.
Our favourite Edinburgh B&B
Our 4th (or was it our 5th?) stay at Albyn Townhouse and David and Lydie were as welcoming as ever. The rooms are beautifully decorated and very comfortable. The cul-de-sac is very quiet yet the house is only minutes from great cafes and restaurants. Location is brilliant - only 20 mins walk to Haymarket station, or 2 mins to the bus stop for buses into the city centre, about 5-10 mins away. Would recommend this B&B highly and have already booked another stay next summer!

This is the third time we have stayed at Albyn Townhouse. The welcome is warm, the rooms are comfortable and the breakfasts are delicious. It is also good value.
As well as being in a good location to visit the centre, the local shops are restaurants are very good.
Friendly, welcoming, & very comfortable B&B
I spent four nights at the Albyn Town House with my 10 year old son. I chose it based on the excellent reviews I had read on line, and was not disappointed.
Lydie and David the owners of Albyn Townhouse were incredibly friendly and welcoming, and made us feel very much at home, and were on hand to give help and advice. David and Lydie have clearly lavished a lot of love on the property, to bring it up to a very high standard. We had a lovely, beautifully decorated, spacious twin bedroom, with very comfortable beds. The B&B is in a very quiet location, so a good nights sleep is guaranteed. The breakfasts are superb, with a wide choice of things to chose from.
The B&B is within walking distance of the centre of Edinburgh - depending on what part of the city you are heading to, it takes around 25 to 40 minutes to reach the city centre on foot. It is an easy and pleasant walk into the city centre. If you prefer you can travel to the centre by bus, the B&B is only a few minutes walk from the nearest bus stop, with buses running throughout the day into Edinburgh.
Albyn Townhouse fully deserves the man excellent reviews it receives. If you are looking for a good, quiet place to stay in Edinburgh, close to the city centre, then I'd highly recommend Albyn Townhouse.

We adored everything about the Albyn Townhouse - the way Lydie and co. made us feel truly welcome from the moment we arrived, the delicious breakfasts (you're in for a treat if you're vegetarian/vegan!) and, of course, meeting Maya the Basset hound! A truly unique place in the best possible way. Lydie's personality really shines through. The place is packed with homely personal touches , though not at the expense of the hotel's elegance. Fab place to stay!
Lydie - you and your team were very welcoming! Your B&B is fantastic, very homely, warm and inviting. We loved our room, with the view over the sea and Edinburgh and your breakfast set us up for the day - too much to eat really! It is walking distance distance to the town/city centre approx 30 mins - and being able to park was a huge bonus for us as well. All in all a wonderful experience - well done!
The Albyn Townhouse is run like a well oiled machine without losing the personal touch and charm that one expects to find in a B&B/Guesthouse. Lydie and David were personable and helpful. My wife and I spent four nights at Albyn Townhouse and found the Establishment, Management and Staff to be well above the excellency expected of a four-star B&B.
The location is in a quiet neighborhood, 2 block walk to major bus stops with ready access to all of Edinburgh and many local restaurants that Lydie can suggest.
Our room was spotlessly clean, tidied daily and well appointed.
Breakfast options are many, varied and delicious. With numerous dietary concerns addressed and available.
We can easily and honestly state that Albyn Townhouse is one of the nicest Guest Houses we have stayed in the last five years. We would certainly stay at Albyn next time we are in Edinburgh and recommend it to any of our friends.

Thanks our trip to Scotland was wonderful and our stay in your guest house was fabulous. I have to say that I thought that everything about our stay was wonderful. The room was well designed an comfortable. The staff was helpful and friendly. I loved the information and the availability to answer questions about how to get around, where to go and helping us to feel welcome. I really appreciated the help in giving us a referral for the next week as we didn't have accommodations set and you were full.
The food was excellent at breakfast! The parking was a nice bonus for our rental car. The neighborhood was quiet and picture perfect.

The Albyn Townhouse is a really charming B'n'B. The interior was selected lovely and everytime you go up the stairs there is something new to discover. The room was romantic and we were able to see the edinburgh castle from up there. The Breakfast was a great experience as well. You could choose from vanilla pancakes to mushroom omlette. It was just perfect. If we visit Edinburgh again, this will be our first choice!

Absolutely first class service, warm and inviting room with great facilties. Friendly service with a personal touch and I have to mention the amazing bacon sourced from a local farmer for breakfast. Great location, charming property and parking also available, will definately be staying here again next time I'm in Edinburgh!

Accueil chaleureux dans un authentique petit hôtel de charme à la décoration recherchée. Chambre et salle de bain spacieuses et literie très comfortable. Situation calme d'où l'on rejoint la vieille ville à pied en traversant un magnifique parc public en 20 minutes à peine. Une excellente adresse !

Seems like coming home
We were here in 2011 on our Scotland tour, and we came back with some friends for a city-visit to Edinburgh. Lydie and David gave us a welcome out of heaven. The place looks even nicer than three years ago, and rooms and breakfast are superb. We stayed here four nights, and we felt very much like home. Never say never, so maybe we'll see you again some time.
That very warm welcome from Lydie (Nudel), the wonderful styled house and rooms and one of the best breakfasts during our week in scotland made us a short but amazing stay we wont forget. If we ever come back to Edinburgh this will be our preferred venue. Thank you!

Un B and B charmant où Lydie et David vous reçoivent chaleureusement . Toujours disponibles pour un bon conseil ( sur les restos, les itinéraires ...) . Les breakfast sont copieux et de qualité ( lemoncurd maison délicieux )et la serveuse est très agréable . Belle chambre très propre . Vraiment une bonne adresse bien située pour visiter Edimbourg à pied ou en bus . Certes le prix est un peu élevé mais c est un bon rapport qualité prix , nous n avons pas été déçu ...assez rare pour être souligné !!
